In today's market place there are many parameters that we use to make the most important decisions in our daily lives.  Experience, knowledge and customer service are leading markers that are important in choosing a realtor.  Buying and selling real estate is a complex matter. At first it might seem that by checking local picture books or online sites you could quickly find the right home at the right price.

But a basic rule in real estate is that all properties are unique. No two properties -- even two identical models on the same street -- are precisely and exactly alike.  This is one of the best reasons to hire a realtor with experience.     Homes differ and so do contract terms, financing options, inspection requirements and closing costs. Also, no two transactions are alike.  In this maze of forms, financing, inspections, marketing, pricing and negotiating, it makes sense to work with professionals who know the community and much more.

Preapproval or pre-qualifying means you have met with a loan officer, your credit files have been reviewed and the loan officer believes you can readily qualify for a given loan amount with one or more specific mortgage programs. Based on this information, the lender will provide a pre-qualifying letter, which shows your borrowing power.  This gives you a parameter in which to start looking for your new home or property. 

Although not a final loan commitment, the pre approval letter can be shown to listing brokers when bidding on a home. It demonstrates your financial strength and shows that you have the ability to go through with a purchase. This information is important to owners since they do not want to accept an offer that is likely to fail because financing cannot be obtained.  It also lets the seller and the seller's agent know that you are serious about your offer, in the case that two offers are on the table at one time.  This could give you an advantage.

Few people can buy a home for cash. According to the National Association of REALTORS® (NAR), nearly nine out of 10 buyers in 1999 financed their purchase, which means that virtually all buyers -- especially first-time purchasers -- required a loan.  The real issue with real estate financing is not getting a loan (virtually anyone willing to pay lofty interest rates can find a mortgage). Instead, the idea is to get the loan that's right for you -- the mortgage with the lowest cost and best terms. Real estate brokers routinely suggest that consumers start the mortgage process well before bidding on a home. By meeting with lenders and looking at loan options and product, you will find which programs best meet your needs and a range which you can afford.

There is another reason for getting pre-qualified, purchase forms often require buyers to apply for financing within a given time period, in many cases, seven to 10 days. By meeting with loan officers in advance and identifying mortgage programs, it won't be necessary to quickly find a lender, check credit, and rush into a financing decision.  Being able to take your time with the process and choosing with your lender the type of program that is best for you will make the entire journey of buying a home much more enjoyable.  This approach truly makes the process run more smoothly and allows time for other matters that may need attention.

As you plan to list your home, there are a few things that you can do that will make your property more appealing to buyers that requesting showings.  Most of the "showing" is based on the aesthetics of your property and first impressions.  Sometimes the small tasks that you complete now will turn into substantial increases in what buyers will be willing to pay.

One thing to always keep in mind is that the brighter and airy the space the more inviting it can be to potential buyers.  If buyer can see themselves in the space the more likely they will feel the need to make an offer.  If there are many dark places in your house, one thought is to add mood lighting and houseplants to make the room feel like a retreat or refuge from the grind of daily life.  If the space is not close to a window or natural light source then creative lighting and placement of furniture could help a space that would normally be dark and uninviting.

  1. First Impressions - Curb appeal is vital.  Your lawn should be trimmed and well maintained.  Sidewalks and porches should be swept of any debris and dirt.  The front door should be clean and the front door bell should be working.
  2. Painting the Interior - A minor investment in paint will pay dividends in the form of a better price from a buyer.  The bathrooms, kitchen and initial room the buyers will see are the most important if you have to chose which rooms will get your attention.
  3. Here comes the Sun - Open the curtains and clean the windows so a prospect can see your house in a bright and cheery light.  Dark and dreary rooms are not appealing and could have a negative effect on the buyer.
  4. Don't Be a Drip - Fix leaky faucets.  Dripping water can suggest faulty plumbing and major repair bills.  Discolored, rust-stained sinks are also warning signs - they should be clean and sparkling.
  5. It's the Little Things - Tighten loose draw pulls and doorknobs.  Sand or grease sticky doors and hinges and make sure all the windows the can be opened are free and slide well.  Repair any minor flaws in paint, stain, and woodwork.
  6. Bathrooms Sell Homes - Make sure that your bathrooms sparkle.  Clean fresh towel, clean sink and toilet and clean tub/shower are very important.  Repair any discolored chalk or grout.
  7. Safety First - Keep stairways and corridors clear of unattractive clutter. 
  8. From Top to Bottom - Let prospective buyers see the full value of your basement, attic, garage and closets by removing junk and cartons.  Make sure all of these spaces look neat and organized.  Rent a short-term storage space if necessary.
